A full bathroom installation covering design, sourcing (or supply-only if you prefer), full strip-out, first-fix plumbing and electrics, tiling, fitting of sanitaryware, and final second-fix and finishing. Delivered by one small trusted team led by Danny.

Technical detail

What actually goes into a bathroom done properly

The finish is what you see. The value is in what you don't.

Design and layout

We look at the door swing, the natural light, the wet zones and the plumbing feasibility together. Small SE London bathrooms often work better with a walk-in shower than a bath; large ones sometimes benefit from a stud wall to hide cistern and pipework.

First-fix plumbing

22mm hot and cold to the manifold, 15mm services to each fitting, isolators on every outlet, air admittance valves where required, correct falls on all waste runs. Pressure tested before it disappears into the wall.

Waterproofing (tanking)

Full tanking system (typically Mapei Mapegum or BAL WP1) behind and under all wet zones. Corner and floor tapes bedded and rolled. Given 24 hours to cure before tiling begins.

Tiling

Substrate levelled and primed. Large-format porcelain up to 1200x600 comfortably. Mitred external corners where the spec calls for it. Grouted with a colour chosen to work with the room, not the tile alone.

Electrics and ventilation

Part P notifiable work certified through our registered electrician. Shaver sockets, IP-rated downlights, mirror lighting, extractor sized to the room volume with humidistat where appropriate, vented to outside, never into a loft.

Fittings and second-fix

Sanitaryware installed with correct isolators and service loops so future maintenance is quick. Silicone applied last, in one continuous unbroken bead, a small detail that separates a good bathroom from a professional one.

Do I need to move out during the installation?+

Not if it's your only bathroom, we work around you and try to reinstate a working toilet by end of each day. In practice most single-bathroom clients arrange a few nights elsewhere during first-fix and tiling.

What warranty do I get?+

Manufacturer warranties on all fittings, registered in your name before we leave site.

Do you tile or subcontract it?+

We tile in-house, Danny's team has been doing it for decades. Tiling is where most bathrooms are made or lost.
