Most boiler faults are one of about a dozen problems, but you have to know which dozen. Guessing costs you parts you don't need.

What it is
A boiler repair is a structured fault-find on your gas appliance: pressure, gas rate, flue integrity, sensor readings, error codes and component condition, followed by a repair or a written recommendation to replace if it isn't economical.

When you need it

A boiler that needs topping up weekly has a leak. Under floors it will rot joists; in ceilings it will bring one down. Fix the pressure, find the leak, always.

Kettling damages the heat exchanger

That banging noise is scale on the heat exchanger. It's fixable in the early stages. Left for a season, the heat exchanger cracks, and heat exchangers routinely cost more than a new boiler.

Ignored error codes void warranty

Manufacturers can and do reject warranty claims where a diagnostic code was displayed for weeks before failure and no service call was logged.

Vaillant faults we see most

EA lockout (flame loss, usually a dirty flame sensor, gas valve or PCB), D1/D5 (fan or air-pressure switch), C6 (fan speed), F1 (low pressure, leak or expansion vessel failure). We hold Greenstar diverter valves, PRV, PCBs and expansion vessels on the van.

Vaillant ecoTEC diagnostics

F22 (low water pressure), F28/F29 (ignition failure, often a gas supply issue), F75 (pump/pressure sensor), F62 (delayed shutdown gas valve). Vaillant PCBs and diverter cartridges are a common on-the-day fix.

Baxi, Ideal and Glow-worm

Baxi Duo-tec E133 (flue restriction, often just a swept flue), Ideal Logic L2 (flame loss), Glow-worm F1 (pressure) or F22 (dry-fire). We know the quirks and carry the parts that fail on each.

Common cross-manufacturer failures

The diagnostic call-out is £80. Most in-warranty parts jobs land £180–£320 all-in; a PCB or gas valve replacement can be £380–£520 depending on model. We quote in writing before any parts are fitted.

Can you fix my boiler quickly?+

Usually, yes, if you call before 11am we work to diagnose as quickly as we can across SE London and North West Kent. Emergency no-heat calls in winter are prioritised.

My boiler shows an error code, what does it mean?+

Tell us the make, model and code when you book. We'll tell you on the phone what it usually means and which parts we'll bring on the van, saving you a return visit.

Is it worth repairing an old boiler?+

Below 8 years old, almost always yes. 8–12 years, depends on the fault. Over 12 years and out of warranty, often not; we'll show you the maths honestly.

Do you work on landlord properties?+

Yes, we handle repairs for private landlords and letting agents across SE London and can bundle with the annual CP12 gas safety certificate.

What if my boiler smells of gas?+

Turn the boiler off, open windows, don't switch anything electrical on or off, and call the National Gas Emergency Service on 0800 111 999 first. Then call us for the repair.
