Overview

The engineer you actually want touching your gas

Gas is unforgiving. It rewards competence and punishes shortcuts. Our job is to make sure every appliance and every pipe in your home is working as designed.

What it is
General gas engineering: leak detection, tightness testing, appliance servicing, meter-to-appliance pipework, appliance disconnection and reconnection, plus statutory safety certificates for landlords and homeowners.
Who it's for
Homeowners, landlords, letting agents and small businesses in SE London who need any work on a gas appliance, gas supply or gas installation carried out legally and to standard.
When you need it
You smell gas, a carbon monoxide alarm has sounded, your meter is spinning with everything off, you're moving into a property with unknown appliance history, you're a landlord due your annual CP12, or you're selling and need a homebuyer's safety check.
Why a professional matters
Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer can legally work on gas fittings in the UK. Non-compliant work invalidates home insurance, warranty cover and, for landlords, creates a criminal liability under the Landlord and Tenant Act.
What’s at stake

Why 'a mate who does a bit of gas' isn't cheaper

The cheapest gas job in the country is the one that kills someone. Everything else has a real price.

Carbon monoxide poisoning

CO is odourless. A poorly serviced appliance can produce enough to kill overnight, 40 people a year in the UK, hundreds hospitalised. Modern combustion analysis catches it in minutes.

Explosion risk from a slow leak

A pinhole in an underfloor gas pipe fills a void with LEL-range gas. One spark from a light switch is enough. Tightness testing finds it before it finds you.

Invalid insurance

A gas-related loss investigated by your insurer will be denied outright if the appliance was worked on by a non-registered fitter. You pay the full claim yourself.

Landlord prosecution

Failure to hold a valid CP12 is a criminal offence carrying an unlimited fine and up to six months' custody under HSE prosecution.

Common mistakes we fix

  • Assuming a 'plumber' is the same as a Gas Safe engineer, they're not
  • Ignoring a low-level smell of gas because it 'comes and goes'
  • Buying a boiler online and asking someone to 'just connect it up'
  • Skipping the annual service to save £75 and voiding a £3,000 warranty
  • Trusting a paper CP12 without checking the engineer's registration ID

Technical detail

The scope of gas work we cover under one engineer

Gas Safe registration is by category. We hold the categories that cover 99% of domestic and small-commercial jobs across SE London.

Categories held

Domestic natural gas, boilers, cookers, hobs, ovens, gas fires, meters, gas pipework and unvented hot water (G3). We do not undertake LPG or non-domestic combustion above 70kW input; if that's your job we'll refer you to a specialist we trust.

Leak detection and repair

Manometer tightness test on the meter first, no guessing. Where a drop is confirmed we isolate the run, apply proprietary leak detector, and where the fault is buried we use electronic gas sniffing (Sewerin) to trace under floors and behind walls before opening anything up.

Appliance servicing

Full strip, clean and combustion test on any domestic gas appliance, boiler, gas fire, cooker, hob, warm-air unit. Manufacturer service protocol followed for each brand.

Meter to appliance pipework

Steel and copper installation, pipe sizing to BS 6891, correct isolation valves, drop-off testing, and where required a new meter box or supply upgrade coordinated with SGN or Cadent.

Landlord and letting-agent work

Annual CP12 gas safety inspections across Woolwich, Plumstead, Thamesmead, Abbey Wood and Bexley, issued promptly, records kept for 10 years, tenant email copies sent.

Homebuyer & pre-purchase checks

A homebuyer's gas safety report identifies unsafe or non-compliant installations before you exchange, often saves the buyer £5,000+ in remedial work post-move.

Frequently asked

Questions we hear every week.

What does a Gas Safety Engineer do?+

Anything that involves a gas fitting or appliance, installation, repair, servicing, safety inspection, leak detection, pipework and statutory certification. It's a legal category, not a job title.

How do I verify my engineer is Gas Safe registered?+

Every registered engineer carries an ID card with a licence number and expiry date. Ours is 180521, you can verify it on gassaferegister.co.uk before we start work.

What's the difference between a gas engineer and a plumber?+

A plumber works on water systems. A Gas Safe registered engineer is legally qualified to work on gas. Danny is both, most of our jobs cross over.

How much does a gas safety inspection cost?+

A landlord CP12 with one boiler is £75. Each additional appliance is £15. Homeowner gas safety reports are £85. Leak detection is £80 diagnostic plus repair cost.

How long does a gas safety check take?+

45–90 minutes depending on the number of appliances. You get the certificate on the day, emailed and printed.

What if you find something dangerous?+

We follow the industry Gas Industry Unsafe Situations Procedure, the appliance is labelled and, if immediately dangerous, disconnected with the gas capped off. You'll get a full written report and a quote to remedy.

Do you work with letting agents?+

Yes, we invoice via letting agents across SE London, hold indemnity to £5m, and use standard portal formats so certificates land in your management software promptly after the inspection.

Can you fit a new gas cooker or hob?+

Yes, including the bayonet or rigid connection, stability chain, and a full commissioning test with combustion analysis on completion.
