What it is
A Landlord Gas Safety Record (informally CP12) is a legally required annual inspection of every gas appliance, flue and section of gas pipework in a rented property. It confirms appliances are safe to use and covers the landlord's duty under the Gas Safety (Installation and Use) Regulations 1998.
Who it's for
Every UK landlord letting a property with any gas appliance, boilers, gas fires, cookers, hobs. Applies to private landlords, letting agents, HMOs, Airbnb-style short lets and social landlords equally.
When you need it
Annually, and always before a new tenancy begins. New certificate must be issued within 12 months of the previous one, earlier is fine, later is illegal.
Why a professional matters
Only a Gas Safe registered engineer can legally issue a valid CP12. A certificate issued by anyone else is void, leaves the landlord fully liable, and provides no defence in any HSE investigation or insurance claim.

What happens when a CP12 is skipped or done badly

Unlimited fine and custody

Failure to hold a valid CP12 is a criminal offence prosecuted by HSE, carrying an unlimited fine and up to six months' custodial sentence.

Section 21 becomes unusable

Landlords cannot serve a Section 21 no-fault eviction notice without evidence of a valid CP12 having been provided to the tenant.

Insurance void on any claim

A gas-related fire, explosion or CO incident in a property without a valid current CP12 lets the insurer refuse the claim entirely.

The gas tightness test

Manometer connected at the meter, standing pressure recorded, tightness test carried out to BS 6891. A confirmed pass is the foundation of the certificate; failure triggers immediate leak investigation.

Per-appliance checks

Each gas appliance is visually inspected for condition, gas rate is measured against manufacturer specification, combustion is analysed for CO and CO2 ratio, flue integrity is verified and case seals confirmed intact.

Ventilation and clearances

Room ventilation is measured against appliance requirements. Combustible-material clearances checked against manufacturer instructions.

Flueing and terminations

Flue routing inspected for correct rise and support, external terminations checked for proximity to windows and openings, flue joint integrity confirmed.

The unsafe-situations procedure

If any fault is found the industry Gas Industry Unsafe Situations Procedure applies, appliance is labelled Not to Current Standards, At Risk, or Immediately Dangerous, and where necessary disconnected on the spot. A written report and remedial quote follows.
